Low-slope membranes (TPO, modified bitumen, coatings): 15 to 25 years depending on system and thickness.
Treat these as the range a well-installed, adequately ventilated roof should reach. Installation quality and ventilation move a roof within its range more than the brand of material does.
This is the most important thing to understand about roofs in this region. On a tile roof, the tile is a rain screen and a wearing surface. The waterproofing is the underlayment beneath it, and underlayment lasts roughly 20 to 30 years while the tile lasts two to three times that.
The practical consequence is that a 30-year-old tile roof can look essentially new from the street and be at the end of its service life. Homeowners routinely defer work because the tile is intact, and the first sign anything is wrong is a leak during a heavy storm. When that roof is redone, the work is usually a lift and relay: sound tile comes off, new underlayment goes down, and the original tile is reinstalled.
Poor attic ventilation. Trapped heat cooks asphalt shingles from underneath and can take years off the roof. This is the most common avoidable cause of early failure.
Foot traffic. Every solar installer, satellite technician, and painter who walks a tile roof risks cracking tile and displacing what is beneath it.
Deferred small repairs. A cracked pipe boot is inexpensive. The same boot two rainy seasons later has wet the decking and insulation around it.
Wrong or corroded fasteners. Near the coast especially, fasteners fail before coverings do.

Start with the age, which is often on the permit record or in the sale documents. Then look for the signs that match the material. On asphalt, granule loss in gutters, curling or cupping edges, and bald patches on south and west exposures. On tile, cracked or slipped pieces, displaced ridge tiles, and any sagging in the plane of the roof. On any roof, rusted or lifted flashing, cracked pipe boots, and daylight or damp insulation in the attic.
A roof in the last quarter of its expected range deserves an inspection before the wet season rather than after the first leak. If yours is near the end, the repair versus replacement question is worth working through deliberately instead of one emergency at a time.
Have it inspected every few years and after any significant wind event. Keep gutters and valleys clear so water leaves the roof instead of sitting on it. Confirm the attic actually ventilates. Trim branches back off the surface. Fix small things while they are still small, and keep unnecessary foot traffic off the roof, especially on tile.
