A roof leak almost never starts where you see it. Water enters at a failed detail, runs along the underside of the deck or down a rafter, and drops through the ceiling somewhere else entirely. The stain on your living room ceiling may be several feet from the actual problem, and occasionally on the other side of the house. This is why chasing the stain is the wrong approach and why a proper leak diagnosis starts in the attic rather than on the ceiling.
Flashing is the metal that seals the transitions where the roof meets something else: a chimney, a wall, a skylight curb, a dormer. Most roofs do not fail in the open field of shingles or tile. They fail at these transitions, because that is where the waterproofing depends on detailing rather than on simple overlap.
Failures show up as metal that has lifted or pulled away from a wall, corroded or split flashing, and sealant that has dried, cracked, and shrunk out of the joint. Sealant is the usual culprit locally, because UV destroys it years before the metal itself gives out.
The fix: reseat or replace the flashing and rebuild the detail. A bead of caulk over failed flashing is a stopgap that buys a season at most, and it is a common sign of a cheap previous repair.
Every plumbing vent through the roof has a collar sealing it, and on many roofs that collar is neoprene. Under this much sun, neoprene hardens, cracks, and splits, typically in well under half the roof’s life. It is one of the most frequent leak sources we find and one of the least expensive to fix.
The same applies to any other penetration: exhaust vents, swamp cooler curbs, conduit, and solar mounting points. Solar deserves specific mention. Panels themselves rarely cause leaks, but the mounting penetrations can if they were not flashed properly at installation.
The fix: replace the boot, ideally with a lead or metal collar rather than neoprene, and reflash the penetration.
A valley carries the combined runoff of two roof planes, so it moves more water than anywhere else on the roof and moves it fast. Debris collects there, holds moisture against the surface, and in heavy rain a blocked valley backs water up under the covering.
The fix: clear the valley, and if the metal is corroded or the detail was poorly built, rebuild it. Valleys are also a place where a previous repair using the wrong method will keep leaking no matter how much sealant is applied.
On a tile roof, the tile sheds most of the water and the underlayment is the actual waterproof barrier. Underlayment lasts roughly 20 to 30 years while tile lasts far longer, so a tile roof with perfectly sound tile can be leaking everywhere because the layer beneath has aged out.
The tell is leaks in multiple unrelated locations at once, rather than one persistent spot. A single leak is usually a detail. Several at once usually means the barrier itself is done.

Wind lifts and displaces shingles and tiles, and foot traffic cracks tile. Once a piece is gone or broken, the layer beneath is directly exposed to sun and water and degrades quickly. A single missing shingle is a small repair now and a much larger one after two rainy seasons of the underlayment being exposed.
The fix: replace the missing or broken pieces and check the surrounding fasteners, because wind that lifted one piece usually loosened its neighbors.
Blocked gutters back water up under the roof edge, rotting fascia and the first course of decking. On flat and low-slope sections, ponding water is the equivalent problem. Membranes are built to shed water, not to hold it indefinitely, and standing water finds seams that running water passes over without trouble.
The fix: clear and correct the drainage. On low-slope, that can mean adding a drain, correcting the slope, or rebuilding a scupper detail. Water that cannot leave the roof will eventually get in.
Skylights leak at the curb flashing and at the seal between the glazing and the frame, not usually through the glass. Older units eventually fail at the seal regardless of maintenance.
The fix: reflash the curb if the unit is sound, or replace the unit if the seal itself has gone. Reflashing a failed unit is money spent twice.
Not every damp attic is a leak. A poorly ventilated attic collects moist air, which condenses on the underside of the deck and drips, producing damp insulation and dark staining that looks exactly like a roof leak. The distinguishing sign is that condensation appears widely and evenly rather than tracking from a single point, and it often shows up without a matching rain event.
The fix: ventilation, not roofing. Sealing an attic tighter makes this worse, not better.
One leak at one detail is a repair. Several leaks at once, leaks recurring at a spot that has already been repaired, sagging in the roof plane, or widespread granule loss alongside active leaks all point past repair. At that stage the useful question is repair versus replacement, answered with an inspection rather than with a guess.
